Many people have been wondering about the home renovation tax credit and just what exactly it entails.  Information is now available on the Canadian government website, including a pamplet with further details.

Below is a break down of the main points of interest:

What is the time frame during which the credit can be applied?

“…after January 27, 2009 and before February 1, 2010, pursuant to agreements entered into after January 27, 2009.”

For work completed and some necessarily obtained goods!  This credit is for new renovations and ongoing improvements on the residential structure itself, as well as the land it sits on.

What exactly can I get back?

It’s a 15%  credit which can be claimed on an amount which is more than $1000 and under $10,000. The maximum credit that you can obtain is $1350.

What Dwellings are eligible?

* houses

* cottages

* condo units

(must be inhabited or used by the owner)

What Types of expenses can be considered?

* projects (ie: finishing your basement or re-doing the kitchen)

* “associated expenses” (permits, rentals, labour, etc.)

Who is eligible to claim it?

“Taxpayers can claim the HRTC when filing their 2009 tax return…. Family members will be able to share the credit.”

Examples of items and work that CANNOT be claimed

* new furniture and appliance or tools purchases

* cleaning services

* maintenance services

    In the case of a condominium where the outside of the building is going through a cladding plus all new windows, is this credit (15%) paid to the corporation at the condo or the applicable unit owner(s)?

    Q. Will expenditures for the common areas of condominiums and co-operative housing corporations qualify for the credit?

    A.
    In the case of condominiums and co-operative housing corporations, the individual’s share of the cost of eligible expenditures for common areas will qualify.

    Hi I have replace my stove with Cooktop that is fixed and permenant installed on my Contertop ( Unremovable, same as sink) . Do I qualify to claim Reno Tax Credit?

    My question to anyone is, are there any other incentives for renovations, basement developments, building a garage, landscaping etc etc in the Calagry Area?

    Condominium common areas.
    In addition to a tax grant for the individual owners, is there a govnt grant for replacing a fence along a train line in a condominium complex. If this is available would you please forward me the relevant information.

    I live in a new condo that has no needs. I am doing a lot of reno work for my grandmother at her house. I have paid for all the repairs (new bathroom, kitchen reno, and window replacement). She doesn’t have enough money to afford the repairs nor does she make enough pension that there would be any refund. Can I claim them on my tax return?

    Can a condo owner claim the HRTC for a percentage of the renovations on the ouside of a condo building or for any other renovations to the condo’s common areas such as pool, party room, tennis court etc.

    In our co-op building some of the unit owners/shareholders will be unable to use their portion of the building’s expenses for the Renovation Tax Credit. Can the total expenses be divided among the shareholders that will benefit from the credit? Do we need them to sign a waiver or some kind of agreement that they are not able to use these expenses?

    I have replaced an old cooktop (in the countertop) with a new one. Does the expense for the new cooktop qualify as an eligible expense??

    I have some repairs done on my heating symtoms and plumbing to improve it . Total $158.82,$178.03 for plumbing and$78.48,$133.24 for heating system .I have the receipts.

    I have my receipts for home renovations with other miscellaneous items on them. When I total the amount for the renovations only, do I include the tax GST & PST or do I total the amount without? This is never mentioned anywhere, I’m sure others need to know this… Thank you

    I’ve been looking for the same information, do we or do we not include the GST and PST, it will make a big difference.
    If it’s the government’s fault for not addressing it, then I’m going to put it in. Someone didn’t think of it. They do want GST registration numbers available to them.
